Recommendation: Approve, with modifications, the application to amend the zoning by-law for the lands at 1160 King Road to permit the development of a 55-unit industrial condominium complex.
Recommendation: Refuse the application for an Official Plan Amendment for lands at 6515 McNiven Road, to redesignate land at 6515 McNiven Road from Open Space to Residential to facilitate the creation of two new residential lots (for a total of three lots).

Note: this item will be discussed at 6:30 p.m.

Recommendation: Approve the application to amend the Official Plan and Zoning By-law, as modified by staff in Report PB-62-17, to permit a mixed used development with a height up to 23 storeys; with a maximum of 169 residential apartment units, a minimum of 365 square metres of office space and 900 square metres of commercial retail space; Direct planning staff to hold discussions with the applicant to secure community benefits in accordance with Section 37 of the Planning Act and to return to Council with a report outlining the recommended community benefits; and and approve the removal of three (3) city-owned trees from the Brant Street and John Street rights-of-way with compensation (replanting or cash-in-lieu, where opportunity for replanting is not available, in the amount of $3,750).

  1. What a shame that downtown Burlington might become as as ugly as Mississauga! The present corner is pleasant and feels comfortable. It is on a good human scale. I have long thought that more housing could be added on top of the storefronts on Brant to give downtown a more European scale. A large highrise is wrong for this spot. Another issue, which Christopher Hume notes in his articles on urban development in The Toronto Star, is the lack of variety in retail in new developments. It seems to attract nothing but chain stores. There are a number of interesting independent retailers on Brant. Again, they give our downtown interest on a human scale. We have to watch out that overlarge developments don’t overpower the street. It is wonderful to see more density downtown. It is far livelier that when I moved here from Montreal thirty years ago. It’s good to have people living downtown but highrise isn’t the only way to go.

  2. Pease all Council members put your foot down and do not approve all these Highrise buildings],,,they are spoiling downtown.

  3. Can you tell me how much retail space is being displaced in place of the promised 900 square metres? Also Section 37 is proving to be a joke. What is Carriage Gate who is now building the condominium on Maria giving the City….oh yes, they were supposed to build an 8 storey medical centre and 7 storey parking garage as part of the development. The last I read, only the 17 storey condo is being built, with a fine to be imposed if the other 2 buildings are not built by 2020. The fine is a lot less expensive than going through with the development if they feel they can’t be guaranteed they can make a decent profit.

    There is no guarantee that any developer will follow through on Section 37, it is not required by law that they do this. It is time the City stopped trying to sell the spin that the residents will get something in return for extra height allowance for the builder.
