More than 75 residents attend public meeting on 730/760 Brant redevelopment

Close to 75 residents joined us for a public meeting April 15 to view  plans for the redevelopment of 730 & 760 Brant Street and provide input.

The plan is to demolish the existing building at 730 Brant St. and create a 4-storey building with 145 residential units, as well as 7 commercial units along Brant St. The property would also include an outdoor community garden for residents, as well as amenity areas with seating.

The plan would include demolishing 24,000 sq. ft. of the south end of 760 Brant St., eliminating a portion of the existing underground garage and redesigning the outside of the second floor of 760 Brant St. to complement the new building design.

Several praised the redevelopment as an improvement to the area, however a number of concerns were raised including adequate commercial parking, increased traffic, construction impacts including noise, dust, and construction equipment. Residents also asked whether the units would be condos or rentals, and the cost. (The current plan is for these to be registered as condos but offered for rent at approximately $2/sqft). Units range in size from just over 600 to just over 800 sqft.

Residents of the existing building also raised concerns about existing maintenance at the property; commercial tenants asked for advanced notice of the need to vacate their properties.

The owners hope to bring a formal application to the city within 6-8 weeks, receive draft site plan approval by the end of the year and begin construction in 2016 to 2017. The owners intend to bring in a plan that fits within the existing Official Plan and Zoning regulations so only a site plan application will be necessary. Once a formal application is received, staff will review the proposal to determine if any minor variances are required. If any are, these would go to a Committee of Adjustment hearing, and residents within 60m would receive formal notice and could attend the hearing. Residents asked for additional public meetings as this project moves through approvals and site plan stage, which I will arrange with the owners.

My Take: I am delighted with these plans and believe they will significantly enhance this portion of Brant between Ghent and Olga. I’m also pleased the owners have agreed to consult with the community – they are not required to do so, but have made this commitment at my request voluntarily.

I’d like to make particular note that the developer is presenting a project that falls within the existing Official Plan and Zoning provisions. This project shows it’s possible to have great development and intensification in and around downtown Burlington that respects our existing planning documents. Residents welcome this kind of change and would like to see more developers following suit, rather than bringing plans that exceed current planning provisions by 2, 3 or 4 times.
