4 storey mixed use building proposed at 92 Plains Rd East; OPA/rezoning needed

92 plains road eastMHBC Planning Limited, on behalf of Chelten Developments Inc., has submitted applications to amend the Official Plan and Zoning By-law for the property at 92 Plains Rd. E.

The applications seek to permit a four storey mixed use building with commercial and office space on the ground floor, and 24 residential units on Floors 2, 3 and 4.

The property is 0.21 hectares in size. It is designated Residential-Medium Density in the Official Plan subject to a site-specific policy for properties on the south side of Plains Rd., between Cooke Blvd. and Filmandale Rd., intended to protect the existing character of this portion of Plains Rd. and provide compatibility with the abutting neighbourhood to the south. The existing zoning is RM1-346. The applications seek to redesignate the property to Mixed Use Corridor and rezone to an MXG zone to permit the proposed development.

The applicant has submitted plans and technical reports including a planning justification report, architectural design brief, shadow study, tree inventory & preservation report, traffic and parking assessment, noise report and functional servicing report that are available for public review in the Planning & Building Department and on the city’s website at Burlington.ca/92Plains

The city’s Development & Infrastructure Committee will hold a public meeting to consider the staff recommendation to approve, modify or refuse the applications. Notice of the public meeting to consider the applications will be sent to residents in the area of the redevelopment at a future date, and posted here.
