City staff have received a site plan application to build a 1.5 storey single detached home at 508 Hager Ave. To make room for the new home, an existing home on the property would be demolished and the lot severed into two parcels.
No application has yet been filed for a second home on the site.
The project conforms to existing zoning. Staff are reviewing the application and expect it could need a few minor variances.
Minor variances flow through the Committee of Adjustment, which is a public process. Residents within 60m of the property would be notified by letter once the variances are known and a date has been set for the CofA hearing.

My Take: I’ll reserve final judgement on the project until I see the list of variances. I’d prefer to see the existing home retained, but I’m pleased the builder is aiming for design of the new home that reflects the character of the community, and respects existing zoning.
