Statutory public meeting scheduled for 27-storey condo at Brant & James

City planning staff will be presenting an information-only report to the City’s Planning & Development Committee on May 2 providing details about the proposed development at 421-431 Brant St. for a 27-storey condominium.

The report will be available online by visiting the city Calendar by end of day April 21 and clicking on the meeting date above. Members of the public can attend and provide input on the proposal. As a statutory public meeting, there is no need to register in advance, but those who do register will be heard first. Speaking time is 10 minutes.

A report providing a recommendation to refuse, accept or modify the proposal will be presented at a future meeting.

Background:

The purpose of the applications is to permit a 27-storey mixed use building with retail, office and residential units (including 1-storey rooftop amenity area) at 421 – 431 Brant Street. The proposed development consists of 183 residential units; 1,327 square metres of office space; and 966 square metres of ground floor retail / commercial uses fronting onto Brant Street and James Street. The proposal also includes 4 levels of underground parking, with 183 parking spaces, accessed from John Street.

The property is currently zoned ‘Downtown Core (DC)’, with a site specific provision (DC-434) applying to 421, 425 and 427 Brant Street which permits 7-storey height and 4.5:1 floor area ratio. According to the City’s Official Plan, the subject properties are designated Downtown Mixed Use Centre – Downtown Core Precinct.

I was inspired to seek public office because I believe, like so many of you, “I can do something about that” on the issues we face. As councilor, my role is to take a stand on what’s best for residents and go to bat for it. Pushback is inevitable from those who don’t have the community’s interests at heart. I will stand with you and for you, to achieve the best interests of our city, without caving to unacceptable compromise in the name of consensus.

  1. How many more monstrosities like this are in the pipeline? Are we planning to widen Brant Street to accommodate all of the traffic? How about water? Sewage? Why is the Council even accepting this application when it is clear that 7 storeys is the maximum allowable height of a building in that area ?!?!?
    I say it over and over… Burlington is at a critical mass with regards to traffic. Does no-one care about quality of life ? I guess this won’t happen as long as money rules everything… Burlington is being turned into an un-livable city…

  2. I totally agree. It will be totally out out of place in downtown Burlington, not to mention how dark it will be in that area with blocking out the sun etc. In that area. What an eye sore. Burlington City Counsel needs to stick to there previously mandated height requirements for these buildings and reject those builders that go over and beyond.

      • Stu I live downtown I love it down here the Mayor on the other hand hates the downtown core that’s why he constantly pokes us with a stick, closing our school, calling us the Hood telling us to grow bold in the Hub. but when it happens opposite his castle he dose not like it.
        In some perverse way I hope it does get built and casts an enormous chilled shadow over the lot of them.

      • Burlington HAS people living downtown…
        What they need downtown is shops where people can purchase meaningful goods… shops that are OPEN when people are wanting to shop… shops that attract customers… we don’t need doctors, lawyers, Financial Services, to be on Brant Street
