New homes planned for 290 Delaware, 401 Smith

The city has received a new Site Plan application for 401 Smith Avenue. The property currently supports an existing one storey dwelling. The applicant is proposing to demolish the existing dwelling and construct a new two storey home. The proposed dwelling is of a more modern design.

The city has received a new Site Plan application for 290 Delaware Ave. The property currently supports an existing one storey dwelling. The applicant is proposing to demolish the existing dwelling and construct a new two storey home. At this time, the site plan application is in review with City staff (Zoning, Site Engineering and Urban Forestry) to determine if variances are needed. As per the submitted plans, the lot coverage is 24.9% (the Zoning By-law permits a maximum of 25%). The garage is single car.

I was inspired to seek public office because I believe, like so many of you, “I can do something about that” on the issues we face. As councilor, my role is to take a stand on what’s best for residents and go to bat for it. Pushback is inevitable from those who don’t have the community’s interests at heart. I will stand with you and for you, to achieve the best interests of our city, without caving to unacceptable compromise in the name of consensus.

  1. Thanks for the head’s up to go and look at the plans. Unfortunately, a few of us saw the plans for the house on Smith. An ultra modern monstrosity, original only in it’s ugliness and complete unsuitability for the street and neighbourhood. Astonishing that someone who owns a business downtown and currently lives on Seneca has such little regard for the charms of the area or the feelings of neighbours. It is right next door to a century farmhouse! Crammed onto a lot that is only 39′ wide.

    It also has come to my attention that in two months’ time, residents in Burlington will no longer be able to go and look at plans in this way. Apparently Burlington City Council has changed the rules going forward and developers will be able to keep their plans a secret if there are no variances. Marianne, I would be interested to hear your thoughts on that.

    Developers are ruining our beautiful downtown.

    • It is! A hideous ultra modern square box. An uninspired design you could pull off the internet in 2 seconds. Completely unsuitable for the area, but the developers don’t care and nor apparently does the homeowner.
