Residents hear updated plans for 2085 Pine
Approximately 20 residents attend a public meeting April 29 to provide feedback on a revised proposal for 2085 Pine Street. The following key issues were discussed:
Heritage Home – the addition made to the existing home after 1974 will be removed, shed removed, kitchen will stay
Parking – 24 parking spaces proposed, visitor parking is required and needs to be preserved and signed as such
Building – 5 floors total, 15 units which includes one unit on the 5th floor
As proposed, the plan would require a rezoning. A comparison between existing zoning and the proposed development is below:
There was positive feedback from residents about the modifications, the overall design and the preservation of the heritage building. The builder has not yet submitted a formal application to the city, preferring to meet instead with residents in advance. This is the third public meeting on this project, having gone through several revisions as a result of resident input.
My Take:
The developer has made some improvements to the project after hearing from residents. I thank them for meeting with the community in advance of submitting an application and modifying the project based on input. I still have some questions about the massing and density, as well as the garage which will partially emerge above grade. I will be looking to staff’s review to address these issues once a formal application is filed.
