Variances requested for 494 Crosby, 2338 Woodward
The owners of 494 Crosby Ave, and 2338 Woodward Ave, are requesting variances for redevelopment of the sites. The requests will be heard by the Committee of Adjustment Jan. 20, 6pm, City Hall, Rm 247. Residents can attend the meeting and provide feedback on the requested variances.

Application to sever a parcel of land into two lots for two new detached dwellings.
Retained lot variances for:
- minimum lot width 10.67m instead of the minimum required 15m
- minimum lot area ofr 351.68 m2, instead of the minimum required 425 m2
- lot coverage of 35% instead of maximum permitted 25%
Severed lot variances for:
- minimum lot width 10.67m instead of the minimum required 15m
- minimum lot area ofr 351.68 m2, instead of the minimum required 425 m2
- lot coverage of 35% instead of maximum permitted 25%
Staff has reviewed the proposed variance and has no objection, subject to the site development being in acccordance with the site plan application filed with the city.
2338 Woodward
Variances requested for:
- a .6m west side yard setback instead of the minimum required 1.8m for a proposed 2 storey addition to an existing detached dwelling with an attached garage.
- a 1.4m east side yard setback instead of the minimum required 1.8m for a proposed 2 storey addition to an existing detached dwelling with an attached garage.
Staff has reviewed the proposed variance and recommends refusal.
About the Committee of Adjustment
Minor Variances may be granted provided that, in the opinion of the Committee, the request is minor in nature, is desirable for the appropriate development or use of the land, building or structure and if in the opinion of the Committee, the general intent and purpose of the Zoning By-law and the Official Plan are maintained. The Committee of Adjustment is an independent body appointed by Council, under authority granted by the Province of Ontario. composed of five members and one alternate, who are residents of the City of Burlington. Committee members are chosen through an application and interview process every four years by a panel of city staff and council members.
